Alanya is the most affordable serious coastal market in Turkey, and that is both the attraction and the catch. You can buy a modern sea-adjacent apartment for well under half what the same thing costs in Istanbul. You also need to know, before you start looking, that most apartments for sale in Alanya sit below the thresholds that unlock a residence permit or a passport.
This guide gives you the real numbers, from sources we name, verified as of 7 August 2026.

How much do apartments for sale in Alanya cost in 2026?
Citywide, the average residential property runs around 6.4 million TRY, roughly $138,000 or €119,000, with an average of about 59,000 TRY per m², roughly €1,100. Most foreign buyers transact in the 3.5M to 14M TRY band, about $75,000 to $300,000.
Per area, indicative ranges look like this:

Cikcilli runs roughly 22% to 35% cheaper than Oba's premium beach zones for what is often a very similar apartment a few minutes further from the water.
Treat every figure above as a range from a market tracker, not a quote. Trackers and agency listing pages disagree with each other, sometimes considerably, and any page giving you one confident "Alanya price" is simplifying something that genuinely varies street by street.

Best areas: Mahmutlar, Cikcilli, Kestel, Oba or the centre
- Mahmutlar is the entry point and where most first-time foreign buyers land. Highest density of expat residents, most affordable stock, and the most competition when you come to resell.
- Cikcilli is inland and the value play. Close to the Alanium shopping centre, materially cheaper per m² than the beach zones, and the area agents point to for renovation arbitrage on tired resale units.
- Kestel is quieter, east of the centre, with strong sea-view stock at the top end.
- Oba is the premium residential choice, roughly 2.5 km from the beach and 7 km from the centre, with the newest developer projects.
- City centre (Çarşı/Merkez) delivers the best rental yields of any Alanya area, which makes sense: it rents year-round rather than seasonally.
For orientation: Gazipaşa airport is about 30 km away, Antalya airport about 125 km.
Rental yields: what an Alanya apartment actually returns

Three things worth saying plainly.
Net runs about 1.4 to 1.5 points below gross. Any agency quoting you a gross figure without naming the deduction is quoting you a number you will never receive.
One-bed apartments give the best entry-price-to-yield balance across every area. Two-beds cost more and yield less.
You will see higher numbers advertised. Ranges of 6.5% to 8.5% gross circulate for Mahmutlar and Cikcilli, and one large competitor advertises "up to 8%". We cannot reconcile those with the per-bedroom data above, so we present the conservative table as the realistic case and the higher figures as an optimistic ceiling, not a forecast.
For context on the rental market itself: average rent sits around ₺235/m² per month, with a studio near ₺14,000 and a 2-bed near ₺27,000. Vacancy is about 4%, and the average listing takes 60 days to let, faster at 30 to 45 days in Kestel and Oba.
The honest part about appreciation
Alanya prices rose roughly 23% in nominal Turkish lira over the trailing twelve months, with a 2026 forecast of 20% to 24%.
Read that sentence again, because the word doing the work is nominal. Those are lira gains. Once you net out lira depreciation, the real return in euros or dollars is substantially lower, and in some periods it has been negative. Anyone showing you a 23% headline without that caveat is either careless or selling.
There is also a genuine counter-signal we are not going to bury: some market commentary holds that Alanya values and yields have stagnated in recent years, with real uncertainty about long-run appreciation. Both views are defensible. If your case for buying depends entirely on capital growth, Alanya is not the obvious choice. If it depends on lifestyle, a usable holiday home and a modest income, it is a strong one.
Airbnb after the 2024 tourism licence law
This is the trap that catches buyers who bought specifically for short-let income, and it is the single most important due-diligence item on this page.
Law No. 7464, in force since 1 January 2024, requires a tourism licence for short-term rentals under 100 days. Operating without one risks a fine around ₺100,000.
The part that decides your purchase: the licence typically requires unanimous approval from every owner in the apartment block. One neighbour who says no means no licence. Some units, including certain basement floors, may be refused outright. Short-let furnished income also carries 20% VAT.
So: verify licence eligibility before you buy, not after. Alanya is a year-round holiday region and a licensed short-let can earn well above a long-let, but the licence gate now decides whether that plan is viable at all. Ask for written confirmation of the building's position before you commit.
Does an Alanya apartment get you residency or citizenship?
This is where we differ from most Alanya pages, which mention the thresholds and quietly skip what they mean here.
- Residence permit: $200,000 minimum, one property, 100% owned, in force since 16 October 2023 and applied uniformly across Turkey.
- Citizenship: $400,000 minimum, held three years, and it can be split across multiple units. Spouse and children under 18 are included.
Now look back at the price table. Typical Alanya apartment stock, at $75,000 to $300,000, sits below the citizenship line and frequently below the residence-permit line too.
What that means in practice: buyers chasing citizenship in Alanya usually have to combine several units or buy at the premium sea-view end. Buyers chasing the residence permit need a single property appraised at $200,000 or more, which rules out a large share of the Mahmutlar and Cikcilli stock people are typically shown.

How to buy, and what it costs on top
The process is the same nationwide: get a Turkish tax number, open a Turkish bank account, transfer funds through the banking system, obtain the mandatory SPK-licensed valuation report, then sign at the Land Registry to receive your title deed, the TAPU.
Budget beyond the purchase price:
- Title deed transfer tax: 4%. Often described as split between buyer and seller, in practice usually paid in full by the buyer.
- VAT of 1% to 18% on new-build developer stock.
- Notary, valuation, sworn translation and agency fees.
- Annual property tax of about 0.2% of the municipal value.
On ownership limits, two corrections to figures circulating on competitor pages: one foreign individual may own up to 30 hectares across Turkey, not the 25,000 m² some sites state, and foreigners collectively cannot exceed 10% of a district's private land. On nationality, Syria, Armenia and North Korea are consistently named as restricted by legal sources. Longer lists appear on various sites but are contradictory and uncited, so confirm for your own passport rather than trusting any of them.

Who buys in Alanya, and the honest downsides
Alanya gets 300+ sunny days a year, mild winters, a reputation as one of Turkey's safest cities, and a large multinational expat community from the UK, Germany, Scandinavia, the Netherlands, Canada and the US. Living costs run roughly 40% to 50% below most of Europe.
The downsides, which credible expat guides state openly: patchy infrastructure in places, including roads, plumbing and internet; administrative offices that operate in Turkish only, which is a real friction if you do not speak it; and the appreciation uncertainty covered above.
