Since March 2024 you no longer choose the appraiser. One state body, GEDAŞ, sets the valuation. Three figures, the price paid, the appraisal and the title-deed value, each have to clear $400,000. We price above the line on purpose.
“Deposit $400,000 and we will quietly refund part of it.”
This is the exact scheme Turkey dismantled in 2025: cash-back and side-letters. The result was 1,240 apartments seized, 106 arrests, and revocation procedures. We never touch it.
“Any $400,000 property qualifies.”
It does not. The seller has to be a Turkish citizen or company. The property cannot have been used for citizenship before, cannot be bare land, and cannot sit in a military zone. We pre-screen every one.
This is the difference between an agent who wants to close you and a firm that intends for your passport to still be valid in ten years.
