Service charges are around AED 6 to 8 per sqft, materially below equivalent Dubai communities.

What Masaar actually is
Masaar is a residential development by Arada in Tilal City, positioned between Sharjah and Dubai. It runs to seven gated communities and more than 4,000 villas, mansions and townhouses, built around a green spine of some 50,000 trees. That tree count is not marketing decoration; it is the reason the service charges are what they are, which we come back to below.

The full community range therefore spans roughly AED 1.1M to over AED 20M, which is unusually wide and is why a single headline "price of Masaar" figure, of the sort several sites publish, tells you almost nothing.
Price per sqft, and how it compares with Dubai
The most useful single number: Bayut's index put Masaar at about AED 984 per sqft in July 2026. Within the community, sub-communities spread from roughly AED 760 per sqft in Sarai to AED 1,033 in Saro.
The widely repeated positioning is that Masaar is priced 40% to 60% below comparable Dubai townhouse and villa communities. That is an observation from market commentary rather than something we have measured, but it is directionally consistent with Dubai villa-community pricing, and it is the honest core of the Sharjah case: you are buying more square footage per dirham, further from Dubai's centre.

Freehold, usufruct or 100-year lease? Settle this first
This is the section no competitor page leads with, and it is the one that matters most.
Sharjah is not Dubai. Foreign buyers historically could not own freehold here, and three different arrangements now coexist:
- Usufruct rights for up to 100 years. The long-standing route for foreigners, confirmed by UAE law firms including Al Tamimi. You hold the right to use the land for a defined term.
- A 100-year renewable leasehold, available across Sharjah.
- Freehold, now permitted in certain areas. Masaar Phase 5 is freehold and open to all nationalities.
Two developments worth knowing. Gulf News reported that buyers in Arada's Sharjah projects can convert 100-year lease rights into freehold titles, which is directly relevant if you already own here on the older basis. And Gulf News separately reported Masaar hosting Sharjah's first super-luxury freehold sales, with mansions above AED 20 million.
What to do with this: before you sign anything, get in writing which of the three you are acquiring, and for which specific plot and phase. Phase 5 being freehold does not make every phase freehold. An agent who cannot answer this precisely, in writing, is an agent to walk away from.
Service charges, and what they do to your actual yield
Here is where the Sharjah argument becomes concrete rather than rhetorical.
Masaar villas and townhouses carry service charges of roughly AED 6 to 8 per sqft. That reflects the low-density villa format and the shared cost of maintaining that 50,000-tree landscape.
For comparison, equivalent Dubai master communities are reported at AED 15 to 25 per sqft (Emaar) and AED 12 to 18 per sqft (DAMAC).
On a 3,000 sqft villa that is roughly AED 18,000 to 24,000 a year in Masaar against AED 45,000 to 75,000 in an equivalent Emaar community. Across a decade of ownership the difference is not a rounding error, and it lands entirely in your net yield.
This is the number almost nobody who ranks for Masaar prices publishes, and it is arguably more important than the headline price. Confirm the current figure for your specific sub-community before you commit, since charges are set per community and change.

What you give up by buying in Sharjah
An honest page has to answer this, so:
- The commute. Masaar sits between Sharjah and Dubai, which is genuinely convenient by Sharjah standards and still a real drive into Dubai at peak times. If you work in DIFC or Downtown, drive it at 8am before you buy.
- Resale depth. Dubai has a deeper, faster, more liquid secondary market with far more international buyers. Sharjah's is thinner, and freehold there is recent enough that the resale record is short.
- Rental demand. Dubai's tenant pool is larger and more transient, which supports higher gross yields. Sharjah rents more slowly to a more settled tenant base.
- Regulatory maturity. Dubai's DLD and RERA infrastructure, including the Dubai REST app for verifying projects, is more developed than Sharjah's equivalent.
None of that makes Masaar a bad buy. It makes it a different buy, and the right one only if the trade you are consciously making is space and lower running costs against liquidity and access.
Resale reality
Because freehold in Sharjah is recent, the resale evidence is thinner than a Dubai buyer would expect. Search interest tells its own story: a large share of the queries reaching pages like this one are for resale prices, price history and current values, which suggests owners trying to establish what they hold rather than a briskly trading market.
Plan on holding. If your case depends on flipping inside two years, Dubai's liquidity is worth its premium.
