Our listings here are mostly one- to three-bedroom apartments. It is not a glamorous district. What it offers is value, high rental yields, and a Metrobüs ride into the city.
The case for Esenyurt is yield and entry price, not prestige. Because the district built out quickly and densely, apartments here cost far less than almost anywhere else on the European side, and rents hold up thanks to a large working population.
Our Esenyurt listings run from compact one-bedroom apartments at the affordable end to larger new-build apartments at the top, with most sitting in the district's mid-market. The range is narrower than in most districts because Esenyurt is overwhelmingly a mid-market apartment area, not a luxury one.
A handful of units cross the $400,000 line, but only a few of our listings clear that mark for citizenship. This is not the district to target if a passport is the main goal. It is the district to target if you want the most rental income per dollar spent.

Esenyurt leans on the Metrobüs, which runs along the D-100 and reaches Mecidiyeköy in roughly an hour off-peak; at rush hour it is packed. Drivers use the D-100 and the TEM motorway. There is no metro line through the district yet, which is a big part of why prices stay low despite the location. Istanbul Airport is about 35 to 40 minutes by car.
Almost everything here is apartments, with a scattering of offices and shops. Two- and three-bedroom flats in managed complexes are the core, bought by families and by investors letting to the district's large tenant base. Smaller one-beds and studios give the cheapest entry and the sharpest yields. There is very little villa or luxury stock; for that, buyers look west to Beylikdüzü or the lakeside districts.
Esenyurt is a yield play, plain and simple. Low purchase prices and constant tenant demand push gross yields to around 10% (Investropa, 2026), the highest of any district we cover and well above the citywide average near 7%.
The catch is quality and perception. Build standards vary a lot between projects, the area is dense and short on green space, and resale can be slower than in more sought-after districts. Buy carefully, check the specific building, and treat it as an income asset rather than a lifestyle or appreciation bet.
Esenyurt is practical rather than pretty. It has large shopping centres like Torium and Marmara Forum nearby, plenty of markets, schools and hospitals, and a big, mixed community that includes many international residents. What it lacks is the seafront, parks and calm of the districts further west, so it suits buyers who put budget and convenience ahead of setting, and who know exactly what they want from it.
Quality varies more here than in most districts, so check the developer, the building's age and its earthquake-readiness before anything else.
Ownership transfers through the official tapu (title deed), completed homes need DASK earthquake insurance, and foreign buyers need an SPK-licensed valuation report.
In managed complexes, confirm the monthly aidat fee, which eats into the yield that makes Esenyurt attractive in the first place.
