Downtown is the heart of the city. The Dubai Mall, Dubai Opera, the Dubai Fountain and Souk Al Bahar sit at its centre, with hundreds of restaurants and the Boulevard promenade on the doorstep. Two metro stations and the wider network connect it across the city, and DIFC and Business Bay are minutes away. The trade-off is that it is busy, tourist-heavy and premium-priced, which is exactly what makes it rent and resell so reliably.

Floor height counts for more here than in most districts, because properties in Downtown Dubai above the podium line keep the Fountain and Burj view that buyers are actually paying for.

How to Buy Property in Downtown Dubai

Downtown is a designated freehold area, so ownership is open to all nationalities, so you can buy property in Downtown Dubai without holding residency. You reserve the unit, sign the sale agreement, and register the transfer with the Dubai Land Department, paying the 4% DLD transfer fee plus registration, to receive your title deed; off-plan is recorded on the DLD oqood system.
