Service charges vary sharply between a Mudon townhouse and a DLRC tower, and almost no listing quotes them, so ask for the figure per square foot before you model any return on properties in Dubailand.
The zone runs along Sheikh Mohammed Bin Zayed Road, Emirates Road and Al Qudra Road, with Downtown Dubai and Dubai International Airport both around twenty minutes by car. Global Village, IMG Worlds and Dubai Outlet Mall are all close. There is no metro station inside Dubailand and the nearest is roughly nineteen minutes away by road, so this is a car dependent zone. The Metro Blue Line opening in September 2029 does not enter Dubailand either; it serves Academic City and Dubai Silicon Oasis on the eastern edge, which improves the onward connection rather than the commute itself.
This is the most important sentence on the page. Under Dubai Law No. 7 of 2006, non-GCC buyers may own freehold only in areas specifically designated by the Ruler, and Dubailand is an umbrella designation containing both freehold and non-freehold plots. You cannot assume a plot is freehold because the listing says Dubailand. Confirm the designation for the specific plot with the Dubai Land Department before you pay a deposit. Budget 7% to 10% over the price for the 4% transfer fee, off plan Oqood registration, trustee fees and a developer no objection certificate on resale. Off plan money sits in a project specific escrow account under Dubai Law No. 8 of 2007, released against verified construction milestones. Ask which bank holds it.
