Property for sale in Aljada sits at the centre of Sharjah's biggest urban project, Arada's 24 million square foot masterplan of roughly 25,000 homes at the meeting of Sheikh Mohammed bin Zayed Road and Al Dhaid Road in Muwaileh. It is freehold for all nationalities, minutes from Sharjah International Airport, and one of the strongest yield plays in the UAE, with gross returns commonly at 7 to 9%. Studios start from about AED 667,000. Below: the prices, the districts, the yield case and how a Sharjah purchase actually works.
Aljada is the rare project big enough to change the emirate it sits in, yet property for sale in Aljada is priced like the emirate rather than the ambition.
What property for sale in Aljada costs, as of early 2026:
Off-plan units carry staged payment plans, typically 45/55, so budget the deposit plus roughly 6 to 11% in total closing costs. Figures gathered early 2026 and refreshed quarterly.
The properties for sale in Aljada span seven districts, each with its own feel and price point.
The Boulevard is the walkable spine, the closest addresses to Madar's dining, cinema and events, and the natural pick for short-term tenant demand.
These mid-market apartment districts are where most first-time investors buy, with the widest studio and one-bedroom supply and the strongest yields.
The newer premium launches, with larger layouts, smart-home fittings and European appliances, aimed at end users and families who want to hold.
The properties for sale in Aljada are mostly apartments, with a growing band of larger family homes.
Aljada is overwhelmingly an apartment community, from studios to three-bedroom units. Studios and one-bedrooms are the yield engine and the easiest to let to the Dubai commuter and University City rental market.
The premium later phases add three and four-bedroom apartments and duplexes for families who want downtown living rather than a villa, and these anchor the long-hold end of the market.
Yield is the whole case for property in Aljada, and for most buyers real estate in Aljada is an income asset rather than a lifestyle purchase. Gross returns of 7 to 9% are backed by deep tenant demand from Dubai commuters and University City students and staff next door, and the properties in Aljada that rent fastest are studios and one-bedrooms. As phases complete, the amenity base keeps improving, which supports both rents and resale.
Worth knowing before you commit. Aljada is enormous and still being built in phases, so early residents live beside active sites and a wave of handovers in one district can soften rents until it absorbs. Sharjah also restricts short-term letting, so underwrite on a long-term tenant.
Aljada is designed as a self-contained district rather than a commuter dormitory. At its heart, the Madar entertainment hub brings a cinema, food halls and events; the Naseej academic zone and schools sit inside the community; and a large central park with cycling and running tracks runs through it. It is roughly 10 minutes from Sharjah International Airport and around 20 to 30 minutes to central Dubai off-peak. Note that Sharjah is a dry emirate, so alcohol is not served, and the Dubai commute can stretch badly at rush hour, so test your actual drive before committing.
Walkability is the point here, and it is why properties in Aljada rent to tenants who would otherwise take a cheaper flat elsewhere in the emirate.
