This is the most complete family community Emaar has delivered: an 18 hole championship golf course, a mall you can walk to, a hospital and two GEMS schools inside or beside it. What it does not deliver is a strong yield or a metro station, and both belong on the same page as the golf course.

The confirmed Metro Blue Line, opening on 9 September 2029, runs from the Creek through Dubai Creek Harbour, Ras Al Khor, International City, Dubai Silicon Oasis and Academic City. It does not serve Dubai Hills Estate. Plan on driving, and price a second car into a family budget.

Our View on Dubai Hills Estate

Property for sale in Dubai Hills Estate is the most complete family offering Emaar has built, and you pay for that in yield rather than in obvious price. Villa returns near 4.4%, and apartment net closer to 3.5% to 4% after charges, are the trade for schools, a golf course, a hospital and a mall within walking distance. That is a fair deal for a family. It is a poor one for a pure investor.

What we expect next is continued supply pressure on the apartment side. Rosehill, Greencrest and the Hillside phases hand over through 2029 while villa stock stays tight, so we would expect the villa premium to hold and apartment yields to stay under pressure for several years yet.

Our steer: buy the villa or townhouse if this is a home you will hold and use. If yield is the point, Dubailand gives you more space per dirham and Dubai Harbour has the stronger short let case, and both sit in the same Dubai property market. Whatever you do, discount the 8% yield claims.
